When is the Right Time to Apply for a Mortgage

Although it is possible to receive a mortgage loan one day following a bankruptcy, you can expect to pay a very high interest rate. A high interest rate may increase your monthly payments by several hundred dollars. If you can afford this amount, applying for a home loan may be a wise choice. However, if you were to wait at least 24 months after your bankruptcy, you may be able to receive a reasonable interest rate.

Establish New Credit Accounts

Waiting two years before applying for a mortgage loan is ideal because you are given ample time to rebuild or re-establish credit. If you apply for a loan before opening a new credit account, mortgage lenders are reluctant because you have not shown any credit improvements.

On the other hand, if you were to obtain at least three to four new credit accounts, pay the balances on time, and never miss a payment; mortgage lenders will notice credit improvements. Thus, they have confidence in your ability to repay future loans. If possible, attempt to payoff the credit card balances each month, or carry low balances. This way, you avoid huge finance charges.

Just about every expert in the ADD field will tell you that exercise is one of the best ADD management strategies there is. According to the book Delivered from Distraction:

“When a person exercises, she sets in motion a cascade of events that her brain loves. She sends more blood to her brain. With more blood comes more oxygen. Exercise also stimulates the release of a plethora of nutrients, hormones, chemical precursors of neurotransmitters, growth factors and cleansing agents that bathe the brain in precisely what it needs to function at its best.”

And in addition to the health and focus benefits, exercise feels good. So why don’t we do it more?

For many adults with ADD, the answer to that question is “boredom”. When exercise becomes boring for an ADDer, it becomes something to avoid.

Here are 4 strategies for alleviating the boredom associated with exercise:

1. Get out of the Gym

Many ADDers join gyms with a lot of excitement, only to find that their enthusiasm wears out quickly. Being on a stationary bike, treadmill, or stair climber for 30 minutes begins to seem like torture after a while.

Instead of feeling forced to get your exercise at this gym, take these activities outside. Walk or bike around the neighborhood, or find some real stairs to climb! Change of scenery goes a long way in alleviating boredom.

2. Follow the Seasons

Find seasonal activities that you might enjoy. In the winter, skiing, ice skating and snow showing are great forms of exercise. In the summer, the choices are almost limitless: team sports, swimming, rollerblading, biking, etc.

3. Join an Activity Club or Take a Class

A great way to ensure that you get regular exercise is to follow some pre-set structure. Exercise classes that meet once or twice a week for an hour or so will really help you shape up. Try dance or martial arts classes for a good workout!

Or, if there is a physical activity that you really love, but never allow yourself the time to enjoy, give yourself permission to join an activity club. You’ll meet new people, spend more time on what you enjoy, and get your exercise in the process.

4. Use Music

If you must go to the gym, bring along some headphones and some fun music. It will keep your energy level up, and will allow you to focus on something a little more interesting than the wall in front of your exercise equipment.

Exercise is an excellent tool for managing ADD. It offers many physical and mental health benefits, and it can be a lot of fun! Remember, when an ADDer starts to get bored with exercise, it’s time to mix it up.

If you don’t have a clue what it is, well basically it is just a website where a big portion of the main page or the home page is designed and laid-out in grids or blocks. These blocks are measured in pixels, usually 10 pixels by 10 pixels. Now the advertising part comes where you buy a portion of that main page in terms of how many blocks you want and put your site image/graphics with a hyperlink to your website.

A lot of internet publishers and businesses joined and jumped in the wagon. That includes me, with my pixel ads site OnlinePixels4u.com. If you are wondering how you can earn a lot of money from a single page, it’s just simple math. If you sell each pixel at $1 each and create a home page with 1K pixels by 1K pixels to sell, you do the math.

Reloading Windows XP

If you have been running Windows XP for a couple of years or more you may find that it is not running quite as quickly and smoothly as it was when you did your first install. I am constantly ‘evaluating’ software and uninstalling and reinstalling beta software on my computer and have always gradually become more and more disappointed after nine months to a year with the performance of my PC. So I regularly do a backup and reinstall all my software, including Windows.

Please note that this is completely different than doing the standard things to troubleshoot and fix individual problems such as system errors or application errors. These things are better fixed by using a systme Restore which is a great new feature to Windows XP

For anyone that has reinstalled their operating system a few times the process seems pretty straightforward as they have found all of the gotchas the first few times. I have lost mail and contacts but not much else over the years by following (or not following) a system to reload my operating system and software. This purpose of this guide is to give you a checklist to follow so that a reloading of Windows goes smoothly the first time.

The steps are as follows:

1. Backup all data

2. Document your current system drivers and software
3. Delete the Windows and profile directories
4. Reload Window
5. Reload software and data.

6. Get some sleep

1. Backup data.

There are two methods of the process of reloading your operating system. The first is to just delete the system files and the second is to backup the files to CD or DVD and then format the hard drive completely, my preference is to delete the system folders and work from there as the actual formatting is not needed as much now as it was in the past.

It is very important to be sure to get a backup of all of your data. My current practice is to create a folder in the Root of the C: drive called “backup for reload” and copy all of my files in there. The first few times that I reloaded my machine I either saved all of the data to another hard drive so I could format my main drive or I would just create a folder to save my data in that was in the root of the C: drive and just deleted the Windows directory. One thing to be aware of is that a new install of Windows is going to delete your current profile where your data is kept, you will be warned in the install and I am warning you here as well!

First of all Windows likes to keep all of your documents in your “My Documents” folder and even though the icon is on the desktop the folder is actually in the following location: c:documents and settings . The documents and settings folder is quite important as it does have all of the files that are associated with you as a user. Other folders in documents and settings are “Favorites” “Application Data” and “Local Settings”.

If you use Outlook Express for your mail you will want to back up its folders. Open up Outlook Express and go to tools to options to maintenance and there is a button called “Store Folder” this will tell you where the folder is that holds all of your mail, usually located in

c:–> documents and settings(logon name)–> local settings–> Application Data–> Identities–> Microsoft–> Outlook Express”. Hard to find spot but important.

If you are using Outlook for your mail and contacts my policy has always been to search for all .pst files on your PC this will give you your main as well as archive folders and maybe even some long lost mail from before.

I also do a search and put the following in the search box *.doc;*.xls;*.ppt;*. mdb;*.pub this will search for all office documents on the PC, when I get the result I only backup the files that are not in my documents and settings for my name or in the my documents folder.

How big is your “Backup and Reload” folder now that you have all of your data in it? Can you back it up to a CD? Or two, or a DVD? This would be a nice time to do that save to a CD so that in the event of a catastrophic failure of your hard drive you can go back and reload your data later.

2. Document your current system drivers and software

So often when I am working on a computer I find that after a format and reload of Windows that I am missing a network card driver or a video driver. Before you turn off the computer to format it or delete the system files make sure that you have a copy of all of the drivers, realistically the only drivers that seem to change are the video drivers. What other drivers might you need? Well If you have the CD that came with the motherboard then you will probably only need to download the sound card, video, monitor, modem drivers and you can find the type of hardware by right clicking on the my computer and going to properties and then depending on your version of Windows look for the device manager. I do not tend to format my drive I only delete the Windows directory and the Documents and settings directory when I do a reload so I can then find the files later still sitting on the hard drive. My preference is to create a folder called mydrivers in the root of the C: drive so that after you reload Windows you will have a central place to go to find the drivers. Now just go out and download the drivers that you need.

3. Delete the Windows and profile directories

Now, this is where you have to take a deep breath before you get started as when we delete files we are not going to be able to get them back. When I delete files on the computer before I reinstall Windows I do not delete all of the files or format the drive. The only way that you can delete what you want is to use some kind of a boot disk that does not load Windows from your hard drive. I use the Ultimate Windows Boot CD and after I boot the drive up I move some data instead of deleting. More often than not I will have missed some important file so I create a “backup” folder that contains all of my data. I drop my current “Documents and Settings” folder into this backup folder and then also any applications from the “Program Files’ folder that may have some of their own files. This would include databases like Act or Maximiser and Tax software or book keeping software like Quicken. Most of the data files for applications are kept in the “My Documents” folder.

In the install of Windows you will need to have at least 2 gigs of free space so make sure that you have freed up enough space to do the install

When I am deleting folders I am most interested in deleting the” Documents and Settings” and “Windows” folders, as this is where you will find user settings as well as the registry both good and bad. If you are really aggressive you can also include the “Program Files” folder so that after you have reloaded Windows you can have the default settings for each application. I also delete any files that are sitting in the root of the C: drive.

4. Reloading Windows

Now that you have deleted the unneeded files and directories you will have to give yourself an operating system to reload all of your software into. I prefer Windows XP now although if you have a bit of an older computer Windows 2000 will probably be fine and takes less system resources.

Just a note here, Windows 98 is a bad choice and there are a few reasons why. Windows 98 is not supported anymore by Microsoft so it does not have any new security fixes or drivers being written for it. One other issue is that the underlying file system that Windows 98 supports is FAT32, if you are loading Windows 2000 or XP you will likely want to take advantage of NTFS but the only good way to do this with a fresh load is to format your machine, this will delete all of the data that you have on your PC now. If you are moving from Windows 98 there will be a spot in the install asking if you would like to format or convert the drive to NTFS, I would avoid this as you can convert after you have switched your PC to Windows XP in Disk Management from the Computer management application in Windows.

The rest of the install should go smoothly and after you have finished you will have a nice new clean install of Windows with only the recycle bin on the desktop and no applications. Perhaps the desktop is only 256 colors or the size is not quite right but this is where you will fix that problem by reloading your drivers. Go to start and right click on the “MY Computer” icon and select properties, go to the hardware tab, now find the device manager and anything with an exclamation point or a red X will need a new driver. Right click on the icon, select update driver and walk through finding your drivers. If you can not find the driver in the lookup then you may have to go back to the mydrivers folder and run the executables for the drivers which may quicken the process of loading new drivers.

5. Reload Software and Data

Now the slow torturous part of the Windows install begins. I always do this reloading of Windows because my computer has gradually slowed down from all of the software that I have loaded up and pledge never to do again, I have proven time and time again that I don’t live up to the pledge. The only software that I load first is Office XP and setup my personal settings and mail folders from Outlook (check around for this documentation as it varies with your version of Office) and I also install my commonly used utilities. I keep my software install disks close by and just load software as I need it over the next few days.

6. Get Some Sleep

Congratulations. This process is very long and occasionally we do lose data that was missed in the backup but after you are done you have a computer that is at least as good as the day you started using it. There are fewer errors, less hiccups and the computer is fast and responsive. Although it takes a long time I am more than willing to do it as long as I cleared some time beforehand as the difference in working with the computer for some time after is a real treat.

How To Experience A Richer, Deeper, And Fuller Life

When we choose to move beyond the boundaries of the ego, we choose to step into a different world. We find ourselves above the matrix of conceived causality, alive on a unique plane of experience. Here, much to our amazement, everything happens by itself. Grace, or effortless effort, now define our actions.

Our egoic self is characterized by its neediness. Need arises as an urge to survive. It is, in fact, a pro-survival urge that emanates from the ego. The ego thrives on its own insecurities, finding substance through elaborating its own shadows.

Stepping beyond the ego is an act of recognition. What we are recognizing is that we are more than a person.

What, however, can be transcendent to our personhood? After all, this part of us appears to be all of us.

Life is what is transcendent to personhood, particularity, and isolation.

When we recognize that we are life, an embodiment of the life-force, a marvelous and eloquent expression of consciousness itself, then we transcend the ego. We discover ourselves to be more than our narrow view of ourselves. We find ourselves to be a numinous consciousness that uses a mind, animates a body, and assumes a socialized identity.

When we thus change our conditioned view of ourselves, stepping beyond our identification with our own limitedness and stepping away from our plethora of difficulties, we see that we are the force of life itself seeking greater expansion through experiences.

This elusive concept, once grasped, creates a critical shift in our awareness.

When we acknowledge that we are more than a person, and that we are life in motion, we alter our goals to serve the greater life all around us. The instant becomes for us much more important than ruminating over our lived experience.

When we, as a life-force, as a unit of consciousness, seek to serve life-in-general, we need no longer concern ourselves with issues of survival or unfulfilled wants.

You see, our outflow of service toward all of life creates a reciprocal wave that takes care of our every need.

Those who have mastered this subtle self-transcendence will find themselves living in a whole new universe while still habituating the old, familiar one. Everything will be new and different. Serendipidity and synchronicity will happen all the time and quantum leaps in personal evolution will be a matter of course.

This article is designed to address what I consider the really “big ticket” items that simply cannot be ignored. These are things that, in my opinion, simply must be done to start the process of putting a house on the market to sell or to initiate the purchase of a home. It is not intended to provide a comprehensive list of every aspect of the process for buyers and sellers of real estate. Books have been written that don’t cover it all, much less an article.

For most of us our homes are the biggest asset we will ever have. Increasingly, it is the one asset by which we have accumulated equity or “wealth” of any significance and by which we can borrow against to restructure debt, use as collateral for lines of credit and even draw on for a retirement fund. Consequently, when we purchase or sell our home it is often much more than just providing for, or changing the roof over our heads.

Throw into the mix the emotional component of the “home is where the heart is” and you have an extremely complex and layered investment. It is rare the individual that sees the rooms of a house only as a structure rather than the nursery they will bring home their first born, the first place they can call their own where they will entertain friends and family, the “nest” where they will begin a marriage, the room where grandmother will have her own space and be close by to care for, the place where a son or daughter will remember a childhood and maybe even a place to celebrate a wedding.

When faced with the sometimes daunting, sometimes exhilarating, sometimes scary, sometimes frustrating task of a home purchase or sale it is often helpful to have a plan of action; a set of goals; a blue print (no pun intended) as it were for navigating the process of purchasing or selling a home. To that end, the following attempts to provide knowledge, advice and guidance gathered and compiled from many professionals, with years of experience.

So, let us begin. Some of it may be repetitious to you as you may already be aware of, or have the knowledge of, the information provided. But, taken as a whole, the intent is to provide a complete picture for a fairly wide spectrum of individual experiences that addresses, at some point, an issue or point of view not only relevant to the reader, but valuable to them as well. It is quite possible, actually probable, that just one point, of and by itself from the list provided here will save you thousands of dollars and/or monumental heartache.

Number 4 - Arrange Your Personal Financial Information in Advance Raise your hand if you have had to qualify for a home loan before. For those who have their hands raised, you already know the drill and how impersonal, probing and detailed it can become. You have found your dream home, you envision holidays, birthdays, weddings, hopes, dreams, family, friends, love and happiness. Then the screech and collision of qualifying for a home loan meets the dream. A little advance preparation will do wonders for getting one ready for the reality of what to face as well as smooth the process for all parties concerned.

The list provided below is what I recommend first time or anytime buyers to prepare in advance of looking for a home and certainly in advance of talking to a mortgage broker. This information combined with your credit scores and reports, puts you in a distinct advantage when discussing loan packages available, requirements necessary to complete a loan package and time savings if critical to the completion of the purchase. In addition, and maybe even most importantly, having prepared all of this in advance creates the accurate perception by your team of professionals representing you, that you are serious about purchasing a home. I will assure you, commissioned professionals get real serious with people that make their jobs easier and don’t waste their time.

Last two years of tax returns. Financial statement prepared by an accountant if possible.

If renting, copy of lease and twelve months of cancelled checks showing rent payments on time.

Copies of last two months utility bills.

Photocopies of drivers license and social security card.

The final purchase contract for the house (if applicable).

If you’re self-employed, the mortgage company may require your personal and business tax returns for the previous two years and your company’s year-to-date Profit and Loss statement.

Divorce settlement papers, if applicable. Updated account statements for listed assets in the application that may have changed in value.

Information about debts or credit report items that may have been delinquent or not accurate.

Evidence of your mortgage payments, such as canceled checks.

An irrevocable gift letter if you are receiving a monetary gift from a relative.

Your bank account numbers and the address of your bank branch, along with checking and savings account statements for the previous 2-3 months. Last two pay stubs, W2 withholding forms, tax returns for two years, or other proof of employment and income verification. Credit card bills for the past few billing periods, or canceled checks for rent to show payment history and amount of revolving debt. Information on other consumer debt such as car loans, furniture loans, student loans and retail credit cards. Organize and place all of this information in a three ring binder with labeled dividers. Make three copies, one for your mortgage broker and two additional copies, one for yourself and one extra in case it is needed (which more than likely will happen).

Number 5 - Common Sense Do’s and Don’ts For Both Buyers and Sellers Often, common sense is just not that common. It seems to me, one would want to make the best impression on strangers coming into your home even if they aren’t coming to give you thousands of dollars in exchange for it. I guess sometimes life gets us going round and round so fast, we forget the obvious. To that end, the following is a compilation of good sound advice to spruce up your home when putting it on the market.

If you are buying a house, for goodness sakes don’t go out and purchase a car or any other big ticket item right before after applying for a loan. This includes applying for credit cards and making credit card purchases. If you have to buy something on a credit card make sure it is less than 30% of the available credit.

If you are selling a home do clean it up. Slap a coat of off-white paint on the walls, shine the bathroom fixtures, clean the carpet, replace a cat box so that it doesn’t smell, oil the windows and doors so they open easily without creaking, clean the windows, polish the door knobs. Do remove all the appliances and anything else from the kitchen counter to show off the counter space. Do remove all clutter from shelves, closets and store rooms.

When pricing your house for sale, don’t price it too high. Yes, you can always come down but by that time your buyers may have bought something else. Besides, lowering the price significantly signals desperation or that something is keeping this property from selling.

Do plant some flowers in the front if at all possible or get potted flowering plants to spruce of the front when selling. Make the front door look as fresh and new as possible. If need be, paint the front door, definitely shine up the door hardware, clean the back yard and do anything possible to make the yard look neat and clean like racking leaves and mowing the grass. Put a plush new door mat at the front door. You can always take it with you but it helps give a good first impression. And finally, put the toilet seat down!
